What Makes Custom Banquette Seating Work in a Hotel

Custom Seating at AC Marriott in Dayton, Ohio.

Hotel banquettes take more abuse than almost any other piece of commercial furniture. Guests sit on them all day. Staff rearrange them at night. Cushions get stained, frames get knocked, and the seating is expected to look the same on year three as it did on opening day.

Most off-the-shelf seating doesn't survive that reality. Custom banquette seating built for commercial environments can.

Here's what separates the banquettes that hold up from the ones that don't.

Frame construction is where is starts.

A banquette frame carries everything. It determines how the piece holds its shape over time, how the upholstery sits, and whether the whole unit stays square after years of use. Kiln-dried hardwood frames, properly jointed and blocked, are the standard for commercial work. Softwood or engineered frames cut costs upfront and fail early.

In high-traffic hotel environments, the frame also needs to accommodate the way guests actually use the piece. People sit on armrests. They shift their weight. They lean hard into the back. A well-built frame accounts for all of that.

Upholstery spec drives long-term cost

Commercial upholstery for hotel seating isn't selected by look alone. It's selected by performance. Double-rub count, cleanability, and UV resistance are the specs that matter when the furniture lives in a restaurant, a lobby, or a bar that runs seven days a week.

The fabric spec also needs to match how the piece will be used. A lobby lounge chair has different demands than a banquette in a hotel restaurant. Getting that wrong means reupholstering far sooner than you planned.

Fortner works with interior designers and FF&E teams to select materials that meet the project's design intent and hold up under real conditions. That conversation happens early, before production, because it affects every decision downstream.

Custom dimensions for the actual space

Standard banquette sizes rarely fit a space well. Hotel restaurants, lobby bars, and lounge areas all have their own geometry. A custom banquette built to the actual dimensions of the space uses the room more efficiently, seats more guests without feeling cramped, and reads as intentional rather than improvised.

Curved walls, odd corners, and irregular floor plans aren't problems for a custom shop. They're just part of the spec.

Production at scale, without losing the details

Multi-property hotel rollouts require consistency across units. The same seating that looks right in the prototype needs to look right in room 47 of a 200-room property, and across a portfolio of 10 properties.

Fortner has built custom seating programs for hospitality groups including Hyatt, Hilton, and AC Hotels. Volume doesn't change the standard. Every piece goes through the same process.

Reupholstery extends the life of the investment

Custom banquette seating is a capital investment. When the fabric wears or the design needs refreshing, reupholstery is almost always the better option over replacement. The frames on well-built banquettes last decades. The soft goods can be updated without touching the structure.

We build furniture that's designed to be serviced. That's not an afterthought. It's part of how we think about long-term performance for our clients.
